How to read this table
Upfront costs are paid when you list; closing costs come out of your sale proceeds. The traditional column is a fixed benchmark — a 6% commission (3% listing + 3% buyer agent) plus a typical $300 photography fee and $40 in document fees — and it doesn't change. On Lixtara you choose the buyer-agent commission you offer (2 / 2.5 / 3%); higher percentages can attract more showings. - How is Lixtara different from a traditional 6% agent?
- A traditional agent charges 5–6% commission ($30,000 on a $500K home). Lixtara's Pro tier charges $495 flat plus 0.5% ($2,995 total on a $500K home). Same MLS exposure, same licensed broker support — you keep the difference.
- Which tier should I pick?
- Essentials fits experienced sellers comfortable handling photos themselves. Pro is the most popular — adds professional photography, AI virtual staging, and a strategy call. Concierge is white-glove for premium properties: dedicated account manager, drone, video walkthrough, and 24/7 phone support.
- Is Lixtara a licensed brokerage?
- Yes. Lixtara is a Florida real estate brokerage (license pending). All transactions are supervised by a licensed broker-of-record in compliance with Florida Statute 475 and FAR/BAR contracts.
- What about the buyer's agent commission?
- You decide how much to offer the buyer's agent (typically 2–2.5%). It is separate from Lixtara's fee and is only paid at closing if a buyer's agent brings the offer. Higher compensation tends to attract more agents to show your property.
- How long until my listing goes live on MLS?
- Usually within hours of broker approval. Our broker reviews your listing for completeness, then sends you the listing agreement via DocuSign. Once both signatures are in, your property syndicates to MLS, Zillow, Realtor.com, Redfin, and Trulia.
- What if my home doesn't sell?
- Your listing stays active for a 24-month term — the longest in the industry. The flat fee is non-refundable (it covers MLS listing creation and management), but commission only applies when the property sells. You can withdraw your listing at any time with no penalty.
