Lixtara does not provide legal, tax, financial, investment, or appraisal advice.

Real-estate transactions involve significant financial and legal consequences. You should obtain independent advice from your own qualified professionals before making any decision based on information you obtain through the Services.

2. Real Estate Disclaimer

Lixtara provides tools and broker support that help owners list and sell their own homes. When you list a property, you do so as the seller in a for-sale-by-owner capacity, with the assistance of broker services made available through Lixtara under the terms of the listing agreement that you sign.

Lixtara does not guarantee that any property will sell, that it will sell at any particular price, or that it will sell within any particular timeframe. Real-estate outcomes depend on market conditions, pricing, property condition, buyer demand, financing availability, and many other factors that are outside Lixtara's control. Past results and general market information are not a promise of future results.

Lixtara's Florida real-estate brokerage license application is pending and currently in process. Lixtara does not represent that it holds an active Florida brokerage license, and no statement in the Services should be read to make that claim. The nature and scope of any brokerage relationship, including the duties owed to you, are defined solely by the written listing agreement you enter into, together with applicable Florida law.

Any pricing suggestions, marketing recommendations, or strategy guidance provided through the Services are informational and do not guarantee any specific result.

3. Fair Housing / Equal Housing Opportunity

Lixtara supports and is committed to the principles of equal housing opportunity. We comply with, and require users of the Services to comply with, the federal Fair Housing Act and the Florida Fair Housing Act.

Listings, communications, and other content submitted through the Services must not express any preference, limitation, or discrimination, and users must not otherwise discriminate, on the basis of race, color, religion, sex, national origin, disability, familial status, or any other characteristic protected under applicable federal, state, or local law.

We reserve the right to remove any content that violates these principles or applicable fair-housing law and to take appropriate action with respect to the responsible user's account.

4. AI-Generated Content Disclaimer

The Services include features that produce AI-generated imagery and video, including "AI virtual staging" and the "Living Listing" AI motion video. These features are artificially generated and are intended to be illustrative only.

AI-generated content is clearly labeled within the Services. It does not depict the actual current condition, furnishings, fixtures, or features of any property. Furnishings, finishes, lighting, and other elements shown in AI-generated imagery or video may not exist at the property and may differ materially from reality.

AI-generated content must not be relied upon as a representation, warranty, or accurate depiction of a property's true condition. Original, unedited photographs of the property are available on request. Buyers and other viewers should review the original photos, inspect the property in person, and conduct their own due diligence before making any decision.

5. Property Data, Valuations & Tax Estimates

The Services may display property characteristics, price and value estimates, and tax estimates that are drawn from third-party data sources and automated calculations. Price and value estimates are generated using Rentcast. Property characteristics and certain records are drawn from the Miami-Dade County Property Appraiser public records, and tax figures are produced using an estimated millage calculation.

All such data and estimates are provided for informational purposes only. They may be inaccurate, incomplete, or out of date, and they are not appraisals, professional valuations, or guarantees of value, taxes, or any other figure.

You should not rely on this information when making a purchase, sale, financing, or investment decision. Always verify property characteristics, values, taxes, and any other material facts independently through your own professionals and official sources.

6. The "Loui" AI Assistant

The Services include "Loui," an AI-powered assistant designed to provide general information and help you navigate the platform. Loui provides general information only and does not provide legal, tax, financial, real-estate, or other professional advice.

Loui's responses are generated automatically and may be inaccurate, incomplete, or out of date. Do not rely on Loui for any decision with legal or financial consequences. For advice specific to your situation, consult a qualified professional and refer to official sources and your signed agreements.

7. Third-Party Information, Links & Services

The Services may include information, content, tools, links, or integrations provided by third parties, including data providers, payment processors, electronic-signature providers, mapping services, and email providers. Lixtara does not control and is not responsible for the accuracy, completeness, availability, or practices of any third-party information or service.

Any reference to a third party, or any link to a third-party website or service, is provided for convenience only and does not constitute an endorsement. Your use of third-party services may be governed by those parties' own terms and privacy policies, and you are responsible for reviewing them.

8. "As Is" / No Warranty

The Services and all information, content, and materials made available through them are provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, or statutory.

To the fullest extent permitted by law, Lixtara disclaims all warranties, including any implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement, and any warranty that the Services will be uninterrupted, secure, timely, error-free, or that any information will be accurate or reliable.

9. Limitation of Liability

To the maximum extent permitted by law, Lixtara and its affiliates, officers, employees, and agents will not be liable for any loss or damage arising out of or relating to your use of, or reliance on, the Services or any information provided through them.
